Planned maintenance and works

Planned maintenance means we carry out improvements to your home before things break or become unsafe. Instead of waiting for repairs, we will work proactively to keep your home safe, comfortable, and up to standard.

This can include replacing things like:

  • Roofs
  • Windows and doors
  • Kitchens and bathrooms
  • Heating systems

How do we decide what planned works are needed?

Every five years, we carry out a stock condition survey to assess the condition of Brunelcare’s properties. A surveyor will visit your home at a time that works for you, and check both the inside and outside. We use this information, along with your feedback, to help us decide where and when to invest in improvements.

In additions to our conditions surveys and feedback, we also use the government’s Decent Homes Standards to help guide our investment decisions and make sure every home meets a good level of comfort and safety. If your home doesn’t meet the standard, we will plan improvements to bring it up to scratch.

At Brunelcare, all our areas or systems in your home have ‘lifecycles’. In the table below you can see the number of years we expect each component to last.

What Happens When Your Home Is Due for an Upgrade?

When it is time for planned improvements to your home, we will get in touch with you directly. We’ll make sure you have clear, easy-to-understand information about:

  • What work is being proposed
  • When it might happen
  • How it could affect you

You will always have a choice. We won’t carry out any upgrades without your agreement. If you decide to go ahead, we will work with you to make the process as smooth and stress-free as possible.
