Asbestos

Asbestos is a naturally occurring mineral made up of small fibres and was a widely used material within buildings, machinery and homes until 1999, when it was banned.

Properties built since 2000 will not have asbestos in the fabric of the building. If your property was built before 2000, we may need to carry our surveys to make sure repairs and work within your home are carried out safely.

What's wrong with asbestos?

If asbestos is not disturbed, it shouldn’t cause any health risk. Asbestos is only dangerous if damaged and fibres become airborne. If the fibres are breathed in, they could lead to asbestos-related diseases.

People who have worked with asbestos for many years as part of their job are most likely to be affected. Most instances of asbestos in housing are of low risk and unlikely to harm your health.

What we do as a landlord

  • We survey our properties and communal spaces so we know where asbestos is.
  • We keep records of any identified asbestos to help us keep you safe and carry out work safely.
  • We inspect any asbestos within our communal spaces annually to make sure it is maintained and in good condition.
  • We inspect any asbestos within our properties periodically to make sure it is maintained and in good condition.
  • Where we need to, we work with specially trained contractors to maintain and remove damaged asbestos.

What are your responsibilities?

If you think asbestos-containing materials may be in your home, don’t panic. Asbestos in good condition will not release asbestos fibres. There is no danger unless the fibres are released and inhaled into the lungs.

Check material regularly if you suspect it may contain asbestos:

  • Don’t touch it, but look for signs of wear and tear, such as scratches, scuffs or water damage.
  • If you notice any damage or deterioration, please let Brunelcare know as soon as possible.

Do not try to remove any asbestos-containing material yourself. Only licenced contractors are allowed to remove and dispose of most types of asbestos.

When we ask, allow us access to your home for our specially trained contractors to carry out asbestos surveys and maintain any asbestos within your home.
